It’s one of the few moments where the entire ecosystem, investors, developers, delivery teams, designers, and advisors are in the same place, having the kind of candid conversations that rarely happen back in London. What emerges from those few days isn’t just sentiment; it’s a read on what’s real, what’s noise, and where the next opportunities actually sit.

A broader map of global capital

One of the clearest themes this year is the widening map of international capital deployment. The Middle East remains a major point of focus, no surprise there, but the shift is in the level of operational detail surfacing around India. Mumbai and Delhi, in particular, came up repeatedly in discussions not as speculative opportunities but as active, funded pipelines.

UK Sentiment: Cautious headlines, but not a standstill

At the same time, the specialist end of the market , particularly prime residential, continues to move albeit decisions are taking longer. Teams working in this space are still reporting live instructions, committed clients, and ongoing programmes. It’s a two-speed environment: macro caution paired with very real, very active micro-markets.

The UK: A complex but interesting market right now

What became especially clear in conversations this year is that the UK is in a fascinating moment. Many in the industry believe we’re effectively already in recession, whether the data has formally declared it or not. And there’s a realistic acceptance that the next two years will be challenging, tighter, slower, and requiring more discipline. But that’s exactly why the UK is interesting. The market is recalibrating rather than collapsing. Well-run projects are still

progressing. Capital is still paying attention. And the teams who understand how to navigate this period with precision, partnership, and sensible delivery strategies are going to be the ones who benefit as conditions stabilise.

Hospitality & high-end residential draw closer together

Another noticeable shift was the increased presence of prime residential specialists at MIPIM, from contractors to fit-out firms to interior designers. This broadened participation changed the flavour of conversations. Less macro commentary, more practical discussion around procurement, programme management, and long-term operational quality.

There’s also a clear overlap emerging between hospitality and high-end residential, particularly around service-led models and lifetime asset performance. Having spoken to a Hotel owner currently developing scheme there was no lack of enthusiasm, instead a keen understanding of how things could be structured and value engineered in order to keep the momentum moving.

More intentional networking, better conversations

This year felt more selective, slightly quieter, but in a good way. Fewer accidental catch-ups, more purposeful conversations. People were focused on relevance: the right people in the right room at the right moment. It made discussions sharper and outcomes clearer, especially where investment, advisory, and delivery perspectives were aligned early.
