Despite the uncertainty and upheaval, in 2023, London's prime real estate market witnessed a resurgence. With 175 transactions above £10 million (the highest in eight years), we saw that cash was king and the draw of luxury property in the UK was still incredibly strong. Despite turbulence in the mortgage markets and a slower pace of transactions, the diversity of properties, from hyper-prime penthouses to historical masterpieces, showcased the luxury property industry's resilience. As we pivot to 2024, a nuanced landscape unfolds. There is a return to confidence as the demand for high-value homes in London rises with a slight decline in country properties. International investment remains high and the branded residences sector remains strong. However, with long lead times, planning restrictions, the continued rise in construction costs, and the ultra-prime market experiencing a subtle decline, the outlook is cautiously optimistic rather than celebratory.

We were so thrilled to bring together a distinguished panel of experts to explore the luxury property industry's trajectory for the upcoming year. We have evaluated 2024 from all angles. From investing in luxury properties to buying and selling them. The UK is home to some of the most beautiful and historic super-prime properties in the world. From grand country estates to luxurious London apartments, these properties offer a unique combination of luxury, history and heritage. They are a symbol of the UK’s rich and varied past, and a reminder of the country’s long and illustrious history.

In the webinar, we explored the appeal of historic and heritage luxury properties, the challenges faced by the teams developing and managing these properties, and how we can bring these old yet beautiful buildings into the present. These heritage properties have a unique appeal. They are often located in desirable locations and offer a sense of grandeur and character that is hard to find in modern properties. However, they also came with a number of challenges. They are often in need of significant renovation and repair, they can also be difficult to market and can be expensive and complex to maintain. We have discussed the importance of appreciating the history of these properties, their current state, and the potential for them to become sustainable and functioning homes of the future. The luxury property industry has the privilege to preserve and enhance these properties for the next generation.

MAKE THAT CHANGE — AN OPEN AND HONEST CONVERSATION

Turn the clock back five years or so, words such as sustainability, diversity, charity were simply buzz words for a CSR campaign, that would never see the light of day. It would be fair to say that developers, architects, designers and homebuyers involved in the luxury property sector, have not always been at the forefront of the “change” agenda. But times are a-changing and one of the key purposes of The Luxury Property Forum is to challenge the industry and facilitate this change.

We believe that best practice should be standard across the industry and together we should strive towards a better future. In joining initiatives such as PRIME (a not for profit social enterprise, started by those super-prime construction sector, to assist businesses in developing their own CSR initiatives) we strive to work with our members to make the luxury property industry more sustainable, diverse, charitable and generally a better place in which to work and operate.

The quest for “change” starts with open and honest conversation and education. Such conversations are not always easy and there is not always an easy correct answer. The journey will be a long one, but together we have a chance to share ideas on how to build better and be better and genuinely make a difference across the luxury property sector.

What will 2023 mean for Luxury Property? 

2022 was a time of uncertainty and upheaval . With a challenging global situation, soaring costs of energy and resources, a shortage of skilled labour and the economic turbulence in Westminster, the prime property market and construction industry has faced enormous challenges. However despite the worsening economic outlook and rising interest rates, prime London’s property market finished 2022 with a flurry of deals. In the wake of the mini budget, the mortgage market is slowly recovering and already in 2023, prime property prices have remained strong. However, it may be a few months until the resilience of the market will be truly tested. The luxury property construction industry, however, has in no doubt taken a hit. In the wake of Brexit and the pandemic, employers are find it increasingly more difficult to find skilled labour (who will stick around) and as a result of the global situation, including the war in Ukraine, key supplies have dwindled and prices rocketed. Nevertheless, despite those difficulties a return to a more stable political and financial environment has led to a more positive outlook int eh luxury property industry. Pandemic trends such as the proximity to family, outside space and good work from home space is now ingrained into buyers and developers’ psyche and generally in the industry, there is a growing need to be more sustainable, innovative and unique.

In this webinar we evaluated 2023 from all angles. From investing in luxury properties to buying and selling them. From designing and building luxury developments to marketing them to those UHNWIs. We were also treated to a market update from Frances McDonald, Associate Director at Savills.

This September LPF Members were treated to a fabulous day of events in a magnificent space - Poltrona Frau ‘s beautiful showroom and flagship store on Fulham Road. LPF Platinum and Gold Members were treated to a breakfast of lovely pastries and Italian coffees followed by a Twilight Soiree with Ferrari champagne, delicious cocktails and canapés. The entire experience was a masterclass in history, leather and craftsmanship.

The LPF June Webinar: Assessing and Mitigating Risk in

Super-Prime Properties

There is no doubt that buying and developing super-prime properties can be problematic. Clients are often a few steps removed from the process, there are often complex finance structures, the designs are often ambitious, the sites are often fraught with access and ground issues, materials are difficult to source and those on site need to be the best of the best. Working in a world which is so demanding and leaves such little room for error is not easy.  However, when it is done right, what you end up with is spectacular. The hard work is worth it and the high price points are justified. But there are ways to smooth the process. It is about assessing risks early, informing your client of such risks and the potential repercussions, ensuring protections and documentation are in place and (to the extent that you can) mitigating those risks.

The world is no stranger to the harmful effects of climate change and whilst it has taken some time, HNWIs are now looking toward a more sustainable way of living. The property and construction industry as whole has had to address the impact it has on the environment and it appears that global luxury property industry, is now taking real steps in the right direction. Forward thinking developers are making intelligent use of land orientation and renewable building materials. There has been an increase on site in ensuring that we are reducing unnecessary waste, sourcing materials ethically and responsibly and ensuring the smart home and lighting systems are energy saving. But what is the driving factor - is it doing what is best for the environment, or is it cost and time? And how invested are HNWIs in the fight against climate change? We all have a part to play across the industry, and much more needs to be done.

International in nature - Luxury Property on a Global Scale

It is no secret that the luxury property industry is truly international in nature. With global wealth reaching an all-time high and with over 25 million millionaires worldwide, UHNWIs are investing in the UK luxury property industry from all over the globe.

Whilst the pandemic slowed the stream of international buyers, the pull of London and countryside areas, has ensured that international investment in the UK luxury property is still very strong… and it does not seem to be waning. However, it’s not just about buying into the UK. Almost all of the members of The Luxury Property Forum have an international reach, with their clients owning second and third homes in areas of wealth from the South of France to Saudi, from New York to Hong Kong and further afield. Representatives across all disciplines need to be able to navigate and respect cultural differences, often work on site internationally and collaborate with companies both local and worldwide to get the best result for their client.

The past few weeks have identified the more problematic nature and adverse repercussions, relating to international investment in luxury property. The industry has responsibility to ensure that it remains compliant with international sanctions but also ethically and with integrity. Whilst there is no doubt, luxury property will continue to be international in nature, the landscape is changing and it is important that we adapt and strive for better

For those who work in luxury property and at the highest level, providing an exceptional level of client service is a given. However, for clients who are not only extremely wealthy, but discerning and sophisticated, how is this achieved? As professionals, some qualities are the same across the board. As lifestyles have changed  during the course of the pandemic, there has been an increase in ultra-high net worth individuals leaving London and flocking to country and seaside locations in search for the rural idyll. It’s not British buyers. There has been a surge in sales from overseas purchasers wanting to snap up their trophy country home to add to their prime property portfolio. With prices continuing to rise, the quest for clean air, larger spaces and nature on your doorstep, this trend is here to stay. However buying, developing, maintaining and living country houses is often very different to the London experience. Many of these properties are historic, listed and need of tender loving care. Having the right team around you is essential and knowledge of these unique properties even more so.

At the beginning of the webinar, James Carter-Brown, Head of UK Residential Building Consultancy at Knight Frank  provided his insight into delivering a luxury country house project. This was pre-recorded as James has an extremely important client commitment to attend.

The LPF May Breakfast at Hans Bar and Grill

In May we hosted an exclusive breakfast for our Gold and Platinum LPF Members at the beautiful Hans’ Bar and Grill. Hans’ Bar & Grill, part of 11 Cadogan Gardens located on Pavilion Road sets out to deliver a delicious all-day service in a calm and rejuvenating oasis like setting. Their all day dining menu is full of delicious dishes with some punchy, spicy flavours of South East Asia, fresh fish from the South Coast and great British Beef in addition to a concentration on plant-based foods. In August we hosted another series of virtual networking events exclusively for our members. In August 2020, we stood in solidarity with the luxury hospitality industry which has been heavily hit by Covid’19 and lockdown. Hospitality will of course not disappear and it is fundamental (especially in London) for people to eat, drink, socialise and sleep. There is no doubt that downturns are where successful businesses are made.
